Home inspections are visual examinations of a house and property. When performed by our qualified professionals, they include a thorough visual inspection of the structure inside and out, from foundation to roof. Such examination covers all major systems, an objective evaluation of the condition of more than 400 items and a printed report of all findings and potential concerns.

AmeriSpec offers one of the most comprehensive and thorough home inspections on the market. However, there are some limitations to any home inspection. So to further reduce the risks associated with home ownership, all AmeriSpec home inspections include:



  • Your home inspector records the model numbers of your built-in home appliances and HVAC systems and it’s checked against the RecallChek database of recalled items.
  • RecallChek issues a report, separate from the home inspection report. This report is emailed directly to you.
  • Included as a lifetime service is a monthly email newsletter, RecallTrak. This newsletter informs you if your appliances are recalled and offers helpful Monthly Maintenance Minute updates.

90-Day Warranty

  • Items found to be in good working condition at the time of inspection but fail after the inspection are covered by this comprehensive warranty.
  • You’ll never pay a deductible.
  • Any claims are handled within 72 hours.
  • Valid for 90 days after the inspection OR 22 days after closing, whichever comes later.


  • Covers underground Water Lines and Sewer/Septic Lines that fail after the inspection.
  • Up to $4,000 coverage.
  • Valid for 90 days after the inspection OR 22 days after closing, whichever comes later.


  • Covers any new visible mould in the home that was not present at the inspection.
  • Up to $2,000 coverage for remediation of the new mould.
