WETT Inspections

Wood Energy Technology Transfer is a visual examination of wood burning appliances – fireplaces, wood burning stoves, etc. – and all  visible components. Our inspectors verify proper installation and clearance of combustibles and associated venting equipment.

Indoor Air Quality Testing

Asthma, allergies and other respiratory illnesses can be caused by hazardous substances in the air. That’s why AmeriSpec offers Indoor Air Quality Monitoring & Analysis, providing results and recommendations for total peace of mind.

Mould Inspection and Testing

All inspections and sampling is done by a Certified Residential Indoor Environmentalist following
ACAC guidelines.

Phase 1 – Non-Invasive Contaminate Home Inspection
A Certified Indoor Environmental Inspector will come to your home or place of work and perform
a complete contamination inspection. This includes using the latest technology in moisture
meters which can determine the moisture level inside a wall (approx.1 inch depth) without
removing drywall. After completing the inspection, a full report including lab findings (if sampling
done) will be given to you within 2 business days.

Phase 2 – Surface Sampling
A visual and air quality inspection may require surface sampling. This includes a swab or tape
sample complete with lab results. We will identify what contaminants exist, what species they are
and discuss your options. This test is typically used when mould can be seen in the building. A
full report of our findings, as well as what the surface samples show, will be given out within 6
business days.

Phase 3 – Dust Check Sampling
A dust check gives you an overall view of the contaminant history of the building. We take dust
samples from each room including flooring and bedding and have it analyzed for allergens and/or
moulds. After completing the inspection, a full report of findings will be given within 4 business
days. We will then recommend a plan to eliminate your indoor air quality problems and maintain a
healthy home.

Phase 4 – Additional Contamination Concerns
An inspection may turn up additional issues and sampling requirements such as Asbestos,
Radon and VOC (volatile organic compounds) testing. These issues will be discussed and a cost
analysis presented for your approval prior to any sampling. After completing this inspection, a full
report of findings will be given within 6 business days. We will then recommend a plan to
eliminate your indoor air quality problems. Laboratory used for Sample Analysis: EM Labs Inc. in Phoenix, Arizona: Rated in the top three Microbial labs in the world. Cost for these services usually ranges from $500-$800 depending on how many samples are taken.

Infrared Inspections

Thermal imaging can help reveal problems concerning moisture (which could lead to mould and rot), electrical system hot spots, deficient insulation, deficient heat/AC and duct system, structural issues, plumbing leaks, roof leaks and more.

Energy Evaluations for Existing Homes

This inspection will determine the major areas of energy use and waste and make suggestions on what steps to take that could potentially save you hundreds of dollars annually in utilities and help you do your part in protecting the environment.

Commercial Inspections

This inspection will provide you with valuable information about the building you are about to purchase, including a general overview of the type and condition of components: plumbing, HVAC, electrical, and condition of the building room by room. Our commercial inspections include motels, apartment complexes, warehouses, office buildings and retail stores.

Vermiculite/Asbestos Inspections

Vermiculite/asbestos inspections are an important step in detecting and safely removing a potentially lethal substance from your home.

How is Vermiculite/asbestos in my home?
Vermiculite is a mica-like mineral mined around the world and used in a variety of commercial and consumer products because it is fire-resistant and has good insulation qualities. However, some vermiculite insulation may contain amphibole asbestos fibres, which can cause health risks if disturbed during maintenance, renovation or demolition. In some cases, prolonged exposure has been linked to scarring of the lungs, lung cancer as well as mesothelioma (a rare cancer of the lining of the chest or abdominal cavity).
